Everett has two very different housing stocks. North Everett — Riverside, Bayside, the Northwest neighborhood and around Grand Avenue — has houses from the 1890s through the 1920s. South Everett, around Silver Lake and toward Mill Creek, is mostly 1960s through 1990s subdivisions. The work in each half is different.
North Everett: old framing, old wiring, little insulation
Older north-end houses often have:
- Balloon framing, where wall cavities run open from the crawl space to the attic — air, heat and rodents move straight up
- Knob-and-tube wiring still live in the attic
- Sawdust, newspaper or vermiculite as original insulation
- Partial basements combined with crawl space sections, and low clearance under additions
- Attics with almost no ventilation
Before insulating balloon-framed walls' tops, we block the open cavities at the attic floor — one of the highest-value air sealing steps in any old house. Electrical and asbestos checks come first where needed.
South Everett: builder-grade and ready for a refresh
Houses from the 1960s to 1990s in south Everett typically need what most suburban houses here need at this age: new crawl space barriers, supported floor insulation, attic top-ups and fan venting corrected. These are straightforward one- or two-day jobs.

Our north Everett house has a partial basement and a crawl space. Do you handle both?
We handle the crawl space sections and attic. Unfinished basement walls and floors are outside our scope unless they need drainage tied into the crawl space system.
Do you work in the Port Gardner or Riverside historic areas?
Yes. Our work is almost entirely inside the house's envelope. Where new exterior vents are needed, we keep them on rear or side elevations.
