Attic and Crawl Space Contractor for Snohomish County and North King County
Canty Construction works in the two parts of a house most owners never see: the attic and the crawl space. We remove damaged insulation, clean up after rodents and seal them out, fix ventilation that grows mold, and keep crawl spaces dry. Every job starts with an inspection and a photo report you can read without us in the room.

Why these two spaces cause so much trouble in Puget Sound homes
Western Washington gets most of its rain between October and April, and houses here spend half the year breathing damp air. A crawl space sits on glacial soil that holds water close to the surface. An attic collects warm, moist air from the rooms below and cools it against a cold roof deck. Both spaces are dark, rarely visited and connected to the outside through vents — which is exactly what roof rats and Norway rats look for.
The result is a predictable set of problems: insulation flattened by rodents, black staining on roof sheathing, a musty smell that comes up through the floor, standing water under the house after a long storm. None of them fix themselves, and most get more expensive every winter they are left alone.

Typical project costs
Ranges assume a typical 1,000 to 1,800 square foot footprint. Tight access, heavy contamination and vermiculite all move the number. The cost calculator gives a range for your house in about a minute.

Most calls start with a symptom rather than a diagnosis: a smell in the hallway, scratching above the bedroom, a cold floor, a dark stain on the ceiling around the bath fan. The symptom checker walks through what you are noticing and tells you which space to look at first and what usually causes it.
How an inspection works
- 1We go in.A technician enters the attic and the crawl space, not just the access hatch, and checks insulation depth, rodent activity, moisture readings, ventilation, ductwork and visible wiring.
- 2You get a photo report.Usually the same day: forty to eighty photos with captions, a list of findings ranked by urgency, and what each fix involves.
- 3You get a written proposal.Line-item scope and a fixed price. If something is optional, it is marked optional.
- 4We do the work and photograph it again. The closing report shows the same spots after the job, so you can see what you paid for.

What homeowners say
“They found two gaps under the deck and one at the dryer vent that our pest company missed for a year. Nothing has gotten in since, and the photo report showed every repair.”
“Our crawl space had plastic from 1978 and standing water every January. Daniel’s crew put in a drain and a new liner in three days. The musty smell in the hallway is gone.”
“The inspection report was clearer than the one from our home inspector. We fixed the bath fan and air sealed before adding insulation, and the upstairs finally holds heat.”
“Fixed price, on schedule, and they covered the hallway carpet the whole way to the hatch. The before-and-after photos made the decision easy for my wife and me.”
Questions homeowners ask before calling
Do I need someone in the attic and the crawl space, or just one?
Often both. Rodents that live in the crawl space travel up wall cavities into the attic, and moisture problems in one space usually show up in the other. The inspection covers both unless you ask us to skip one.
Is the inspection free?
The inspection is a flat $175, and the full amount is credited to your project if you go ahead with the work.
Will you try to sell me encapsulation?
Only if the crawl space needs it. Many dry crawl spaces need nothing more than a new vapor barrier and a few sealed gaps. The proposal shows the smaller option whenever one exists.
Do you handle the electrical side of a sump pump?
A sump pump needs a dedicated circuit and an electrical permit. That part is done by a licensed electrician under our contract, and that electrician pulls the electrical permit.
