Our Kirkland work is concentrated in the northern neighborhoods — Juanita, Finn Hill, Kingsgate, Totem Lake and Rose Hill — where much of the housing is 1960s and 1970s ramblers, split-levels and daylight basements. Many of these houses have been updated inside, with new kitchens and floors, while the attic and crawl space are still original.

A typical pattern: the house has a remodeled kitchen and new windows, but the attic still has 1970s insulation, the crawl space still has its original plastic, and the bath fans installed during a later remodel were ducted only to the attic. These are quick projects that finish what the remodel left out. Fixing them is also one of the more cost-effective steps before selling in a market where buyers' inspectors look closely.
Finn Hill and Juanita: trees, slopes and rodents
Finn Hill's tall conifers and the ravines that run down toward Juanita Bay give roof rats easy routes onto roofs. Many houses on these slopes also have daylight basements on the downhill side with a crawl space under the uphill portion. That uphill crawl space is the one most likely to be wet.
Totem Lake and Rose Hill split-levels
Split-levels here often have an attic over the upper level connected to the wall cavities of the lower level, with no air barrier between. Sealing that transition stops air leaks and rodent travel at once. See air sealing.

Can you work around a finished daylight basement?
Yes. We access the crawl space through its own hatch or a door from the basement, and we protect finished floors and walls along the route.
