Mill Creek Attic and Crawl Space Contractor

Mill Creek began as a planned community in the 1970s and kept growing through the following decades, so its houses are younger than in most of our area. Younger does not mean problem-free. Two-story homes with complex rooflines, builder-grade insulation and crawl spaces that were never revisited after the original inspection make up most of our Mill Creek work.

Complex roofs and hard-to-reach attics

Two-story Mill Creek homes often have several separate attic sections over garages, bonus rooms and vaulted ceilings. Some sections are reachable only through a small hatch in a closet, and some not at all. Insulation in hard-to-reach corners was often blown thin at construction. We map every attic section during the inspection and include access solutions in the proposal when a section has none.

Bonus rooms over garages

Rooms built over garages are a common comfort complaint: hot in summer, cold in winter. The cause is almost always the knee walls and the floor between the room and the garage — missing air barriers, gaps in batts and uninsulated sections. Air sealing and corrected insulation at those surfaces usually solve it.

HOA rules for exterior changes

Most Mill Creek neighborhoods have homeowner associations with rules about visible exterior changes. Our work rarely shows from the street, but new roof vent caps, soffit vents or crawl space vent covers can. We use colors and products that match existing ones and can provide product details for your HOA's architectural review when needed.

Mill Creek questions

Our house is from the 1990s. Does it really need more insulation?

Many houses from that era have R-30 to R-38 in the attic, which is decent. The common gaps are uneven coverage, missing baffles and unsealed top plates. The inspection shows whether a top-up is worth it.

We hear scratching but our neighborhood looks clean. Are rats common here?

Yes. Wooded buffers, creeks and the golf course give rodents habitat. Roof rats travel along fences and tree limbs into attics in well-kept neighborhoods as easily as anywhere else.
