Mountlake Terrace Crawl Space and Attic Services

Mountlake Terrace grew fast in the 1950s and 1960s, and much of its housing is still the compact one-story homes built then. They are simple houses with simple roofs, which makes attic work quick. Their crawl spaces are a different story: low, often damp, and rarely updated.

Low crawl spaces in postwar houses

Many crawl spaces here have 14 to 20 inches of clearance under the floor joists, sometimes less under the beams. That makes them hard to inspect and easy to neglect. When we go in, we commonly find the original ground cover gone entirely, debris left from the original build and floor insulation lying on the soil. The fix is usually a full cleanout, a new vapor barrier and new floor insulation. Low clearance adds labor, and we price it honestly up front.

Near Lake Ballinger and Hall Creek

Low-lying lots near Lake Ballinger and along the Hall Creek corridor hold water longer in the wet season. Crawl spaces in these areas are more likely to see standing water after prolonged rain, and some need a sump pump under the liner.

Simple attics, fast results

The low-pitch gable roofs common here leave shallow attics, especially at the eaves. Blowing insulation to R-49 is straightforward in the middle and tight at the edges, where baffles are essential to keep soffit vents clear.

Mountlake Terrace questions

Is a crawl space this low even worth fixing?

Yes. The space is small, but it sits under your whole floor. A wet, uninsulated crawl space affects comfort, odor and framing just as much as a tall one does.

Can you add an access hatch if ours is hard to reach?

Yes. A properly framed, insulated crawl space access through a closet floor or an exterior wall is a common add-on.
